Comparable sales, price history and rental data — useful context, and not a substitute for a valuation.
WHAT THEY CONTAIN
A property report is market context, not an appraisal
These reports draw on sales records and market data to show recent comparable sales, the price history of a specific property, suburb-level trends, rental yields and demographic information.
They are genuinely useful for orientation: whether an asking price is broadly in line with the market, how a suburb has moved, and what a property might rent for.
They are not valuations. An automated estimate is generated from data and assumptions without anyone inspecting the property, and it can be well off for anything unusual, renovated, or in an area with few comparable sales. Your lender will order its own valuation regardless.
USING THEM WELL
What the data does and does not tell you
Genuinely useful for
- Comparable sales — what similar properties nearby have actually sold for.
- Price history — when the property last sold and for how much.
- Rental context — indicative yields and vacancy trends in the area.
- Suburb trends — how the market has moved over recent years.
Do not rely on them for
- An accurate value — automated estimates carry wide margins of error.
- Condition — no data source knows the property has a failing roof.
- Unusual properties — few comparables means low confidence.
- What your lender will accept — the lender's own valuation is the one that counts.
